1️⃣ Will be the most boring, most stable, set-up and forget. It doesn't have to be EU... It will simply hold the assets.
2️⃣ Will be 🇪🇪 Estonian company as it will employ mostly local people
Since 1 January 2020 the minimum hourly wage rate is 3,48 euros per hour.
As a matter of policy, the minimal wage is double the minimal wage. I do not know the exact condition of the labour market in that region of Estonia, but double the minimal wage for simple jobs feels acceptable.
I'd also like to suggest part of the salary to include equity in 1️⃣ to encourage employee ownership.

Synergies and benefits:
1️⃣ Holding company that owns tokenized real-estate and charges rent
2️⃣ Operating company with a solid business plan and clear path to profitability in the breakthrouogh area of mental health
The 2️⃣ operating company can secure further investment benefiting from favourable long-term lease. The 1️⃣ yields healthy, steady profit from rent and land value appreciation, without taking unnecessary risks.
(this is important because there is always a risk of 2️⃣going bankrupt, in that way 1️⃣ ownership of the island is preserved, it also reduces liability)
1️⃣ is required for 2️⃣ to work, the 2️⃣ business plan will evolve around that specific location, therefore all the current attempts are focused on 1️⃣ obtaining the island.
Investors in 1️⃣ are not just buying a piece land, they are enabling 2️⃣ to generate profit and pay the rent. They can at will become investors in 2️⃣ and we estimate it can be a popular option.
Once the 1️⃣ purchase is done, let's talk to the bank to release cash and reinvest in 2️⃣.

In a lease-option, a property owner and tenant agree that, at the end of a specified rental period for a given property, the renter has the option of purchasing the property.
