Also in this same doc page there are outdated instructions on initializing providers. If you follow the low-level instructions https://docs.near.org/integrations/create-transactions#setting-up-a-connection-to-near-1 , you'll see

const provider = new nearAPI.providers.JsonRpcProvider(
  `https://rpc.${networkId}.near.org`
);

In newer versions of near-api-js, we need to wrap the url with an object with a url field.

export const provider = new nearAPI.providers.JsonRpcProvider({ url: URL_HERE });

Also access key setup will error if you follow the instructions.

const accessKey = await provider.query(
    `access_key/${sender}/${publicKey.toString()}`,
    ""
);

The above will throw an error, again we need to pass an object as below:

const accessKey = await provider.query({
    request_type: "view_access_key",
    finality: "final",
    account_id: sender,
    public_key: publicKey.toString(),
});
